December, 2009 A 215-home subdivision earmarked for Arrowtown would feature more green space than the rest of the village, and larger sections, its developers said this month.Covering 31 hectares, Arrowtown South would sit at the southern end of the village between the Arrowtown Golf Course and The Hills golf course. It is the subject of a private plan change before the council, which would rezone the land so the development could proceed. Majority landowner Roger Monk and others held an open day at the site for the benefit of local residents. Arrowtown South would provide low-density housing for families and maintain the existing character Arrowtown residents cherished, Mr Monk said. Landscape architect Paddy Baxter said the housing density would be 60 per cent of that already along McDonnell Rd. The subdivision would feature three kilometres of walking trails and more green space than the rest of Arrowtown. "If we can't have families here, we've failed, " Mr Baxter said. An existing 1867 farmhouse and barn would provide the focal points for a small community precinct, he said. "Most developers would give their right arms to start off with that sort of design cue. "That's a really strong design element. That's Arrowtown." Critics have said the subdivision could be changed to cram more houses into the site after the plan change has been granted. However, the developers said they have submitted a fairly prescriptive plan change that allows little deviation. A childcare centre touted in the brochures is "a definite", Mr Monk said. The plan change needs to pass the scrutiny of consultation and public hearings before it can be adopted. It also needs to stave off a public plan change, now under way, which would limit the expansion of Arrowtown's boundaries. Source: The Southland Times
