1. Monthly Residential Dwelling Sales Data

  • The following data are the most up to date data available. Data are obtained monthly in arrears and are updated and published online at the middle of the following calendar month.
  • These data relate to all Real Estate agency transacted Urban Residential Dwelling Sales for the whole of New Zealand.
  • Residential Dwelling Sales are Houses, apartments, units, townhouses, villas and condos.
  • These data exclude all developer direct and privately transacted Sales.
  • These data are recorded in the month of settlement rather than the month of contract. 

November 2008

  • There was a total of 4,279 residential dwelling sales throughout New Zealand during November 2008 compared with 7,837 in November 2007 and 4,469 sales in October 2008. The November ten year average for the Number of Sales is 8,188. The national Median Sale Price in November 2008 was $337,500 compared with $352,000 in November 2007 and $335,000 in October 2008. It took an average of 44 days to sell a dwelling in November 2008 compared with 36 days in November 2007 and 47 in October 2008. The November five and ten year averages for the Median Number of Days to Sell are 33 and 35 respectively.
     
  • During the past six months there has been a total of 26,261 sales. This compares with 41,113 for the same period last year and 52,279 for the previous year. During the past twelve months there have been a total of 57,366 sales. This compares with 94,749 for the same period last year and 100,787 for the previous year.
     
  • During the past six months the median number of Days to Sell has averaged 52, compared to 33 for the same period last year and 32 for the previous year. During the past twelve months the median number of Days to Sell has averaged 48, compared to 32 for the same period last year and 33 for the previous year.
     
  • Our "New Zealand Residential Property Index" (Price Growth % over the past year) for November 2008 is -4.8% compared with +8.9% for the same period last year and -5.4% for October 2008.
